Dear Mr. Simpson,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response:
1. Lot area: The lot area on the plot plan is shown as 8,800 square feet. The County
Assessor shows the size to be closer to 6,600 square feet. Please confirm and revise
as necessary.
2. Structural lot coverage: On the plot plan, please verify the total structural lot
coverage and provide a break out of the square footages for the individual features in
the calculation —the house, garage and covered porch. ECDC 21.15.110, "(cooverage
means the total ground coverage of all buildings or structures on a site measured from
the outside of external walls or supporting members or from a point two and one-half
feet in from the outside edge of a cantilevered roof, whichever covers the greatest
area."
3. Accessory Dwelling Unit: Approval of this building permit will not allow an accessory
dwelling unit (ADU) to be located in the house. If an accessory dwelling unit is desired
for the residence, you will need to receive approval for a conditional use permit to
allow the use in accordance with Chapter 20.21 of the Edmonds Community
Development Code (ECDC). Handout P1— Accessory Dwelling Unit

make an application, and the like.

Please submit three copies of your updated plot plan (one being reduced size of 11 x 17 or
smaller) and two sets of any updated sheets of the building plans. Please make all
submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm. If you
