I have reviewed your January 22
resubmittal for the above building permit applicationfor the Planning
Division,and it was found that the following information, corrections, or clarifications will need to be
addressedbefore review can continue:
1.Setbacks:Your revised site plan indicates that the sunroom will be 5’ from the northern property
line, which is consistent with side setback requirements. However, your site plan indicates two
conflicting measurements (9’ and 11’) for the distance of the existing residence to the northern
property line.The site plan that the city has on file for the original construction of the existing
residence (Permit No. BLD19730274) indicates that the existing residence is 9’ from the northern
property line, which would cause the proposed sunroom to be only 3’ from the northern property
line. You indicated to me at the counter, however, that the site plan from BLD19730274is
incorrect and that the residence is currently 11’ from the northern property line. Please verify the
distance from the existing residence to the northern property line, indicate the correct distance on
the site plan, and remove any incorrect information from the site plan. The size of the proposed
sunroom will need to be reduced if necessary in order to comply with the minimum 5’side setback
from the northern property line.
2.Height:Thank you for adding height calculations to the site plan. It appears, however, that there
are some inconsistencies between the stated elevations of Points A through D in respect to the
datum point and the topography lines. For example, Point B is stated as being 91’ whilePoint A is
stated as being 89’,even though Point B is located downhill from Point A. Additionally, if Point D
is located off-site, the elevation of Point D must be based on the average of the elevations of the
two points where the height rectangle crosses the southern property line. Please verify that the
elevations of Points A through D are consistent in relation to the datum point and topography lines.
As the elevations of Points A through D are corrected, be sure to update the average grade,
maximum allowed height, and proposed height as necessary. Also, the average grade, maximum
allowed height, and proposed height must be indicated on an elevation view.
You may redline the above items on the project plans that we have on file. Or, if you would prefer to
submit new plans, please submit three copies of your revised site plan and two copies of all revised
building plan sheets. All resubmittals mustbe madeto a Development Services Permit Coordinator,
Monday through Friday,between8:00 am and4:30 pm.
