O’DRISCOLL SUNROOM LOCATED AT 739 ELM PL.
Dear Ms. Johnston:
I have reviewed the above building permit application for the Planning Division, and it was
found that the following information, corrections, or clarifications will need to be addressed
before review can continue:
1.Site Plan: Please make the following revisions/corrections to your site plan:
a.Indicate the location of the existing stream on/adjacent to the western side of the
property (including any portion that flows onto the adjacent property to the west).
Also, indicate the shortest distance from the stream to the proposed sunroom.
b.Indicate topography at two-foot intervals.
2.Critical Areas: The critical areas determination for the site determined that the site
contains and/or is adjacent to a stream. The critical areas regulations applicable to streams
are contained within Edmonds Community Development Code (ECDC) Chapters 23.40
and 23.90. If the proposed sunroom is located within the minimum required stream buffer
and/or critical areas building setback, then additional critical areas study may be required.
Please contact the Planning Division if you have any questions on the applicable critical
areas code requirements.
3.Setbacks: The minimum required side setback from the northern property line is 5’. The
site plan that the city has on file for the original construction of the existing residence
(Permit No. BLD19730274) indicates that the residence is 9’ from the north property line.
This site plan is enclosed for your reference. Based on the original site plan, the addition
of a 6’ wide sunroom would cause the sunroom to be only 3’ from the north property line.
Your site plan, however, indicates that the sunroom would be 5’ from the north property
line. Please verify your measurements and reduce the size of the proposed sunroom if
necessary in order to confirm that the sunroom will in fact be a minimum of 5’ from the
northern property line.
4.Height: Please address the following comments regarding the height of the proposed
sunroom:
a.Provide height calculations on the site plan. Refer to Handout #B41 (enclosed) for
guidance. In addition to providing the height calculations, the height rectangle and
elevations of all four corners of the height rectangle must be indicated on the site plan.
b.Indicate the datum point (including what it is and its elevation) on the site plan.
c.The maximum allowed height is 25 feet above original grade.Indicate the average
grade, maximum allowed height, and proposed height on the site plan as well as on the
building elevations.
Please submit three copies of your revised site plan and two copies of all revised building plan
sheets to a Development Services Permit Coordinator, Monday through Friday, between 8:00 am
and 4:30 pm.
