This project demonstrates compliance with all applicable standards and requirements of both the
Edmonds Community Development Code and the 2014Depntment of Ecology Stormwater Manual for
Western Washington.
The site impervious area is 7,061 sf, which surpasses the 5,000-sf threshold for Minimum Requirements
#1-5 and triggers Minimum Requirements #1-9 of the 2014 DOE Stormwater Manual. However, the total
impervious area is less than 10,000 sf so it is exempt from Flow Control (MR#7). BMP's T5. 13 Post-
Construction Soil Quality and Depth, and T5.11 Concentrated Flow Dispersion will be utilized to meet
these requirements. Stormwater requirements will be met using bioretention for 100% on-site infiltration.
Bioretention was modeled using WWHM2012.
Compliance has been demonstrated in accordance with Section 16.20.030 development standards of the
Edmonds City Code. The site is zoned RS-8 where the minimum lot size is 8,000 sf. Each lot within the
subdivision exceeds this minimum. Lot, one has an area of 10,492 sf, and Lot two has an area of 9,342 sf.
Maximum Density of 5.5 is adhered to by the proposal of two single-family homes. Each lot after the
subdivision will be able to comply with the 70' minimum lot width. All setbacks including; street 25',
side 7.5', and rear 15', are met and shown in the site plan. Building heights do not exceed 25 feet.
Maximum coverage of 35%o is allowed and each lot after the proposed subdivision meets this requirement.
In accordance with ECDC 17.50.010 Parking Space Requirements; There will be adequate attributed
space for two parking spaces per single-family house on site.
