Dear Mr. Munson: I have reviewed the above building permit applicationfor the Planning Division,and it was found that the following information, corrections, or clarifications will need to be addressedbefore review can continue: Site Plan: 1.Please make the following clarifications to your site plan: a.Your site plan indicates several different elements (i.e. roof line, topography, 60” tall fence, trees, etc.) using the same dashed line style. Please revise the line styles used for these various elements in order to avoid any confusion as to what each line style is indicating. ndst b.Label the portion of the 2floor that projects over the 1floor adjacent to the northern side of the concrete patio. Also, label the roof covering on the eastern side of this patio. c.Confirm the widths of all of the wall segments along the northern side of the building and make any necessary corrections (i.e. the northern wall of the downstairs bedroom is indicated as approximately 14’ wide on the building plans, but approximately 10’ wide on the site plan). d.Confirm the width of the fireplace on the western side of the building, which is shown as being 7’ wide on the building plans, but 5’ wide on the site plan. Height Calculations: 2.Please make the following correctionsto your height calculations: a.Confirm the elevation of Point C of the height rectangle. This point is stated as being 116’; however, the spot elevations provided near the proposed garage and driveway indicate elevations in this portion of the lot of closer tothemid-115’s orhigh-114’s. b.The total of Points A through D is stated as 461.10’ with an average of115.275’; however, the total of the elevations stated on the site plan would be 462.10’, with an average of 115.525’. After confirming the elevation of Point C, please correct the average grade and maximum permitted height as necessary.Make any necessary corrections to the average grade and maximum permitted height as indicated on both the site plan and building elevations. c.Indicate the actual ridge elevation on all copiesof your site plan(it was hand written on the two large format copies, but not onthe reduced format copy). Fence: 3.The site planindicates an “existing 60” tall wood fence to be relocated” on the eastern side of the siteand extending onto the adjacent property to the east. The city cannot authorize work on another owner’s property. As such, please clarify which portion of the fence is proposed to be relocated and include an indication that no work is proposed on the adjacent property to the east.If work is proposed on the adjacent property, that property owner will need to submit for any applicable permits. Rockeries: 4.The site plan indicates two existing rockeries along the southern side of the site. Please indicate on the plans whether these rockeries are existing or proposed. If proposed, the rockeries must comply with the minimum required setbacks for the site if they exceed three feet in height over originalgrade. If proposed, please indicate compliance of all rockeries with the applicable setback requirements. Lot Coverage: 5.A drawing of the lot coverage calculations was provided with your building plans, indicating a proposed total lot coverage of 2,304.4 sq. ft. The calculation breakdown indicated on the site plan; however, includes areas of the residence, porch, garage, and covered patio which add up to 2,278 sq. ft., not the proposed lot coverage of 2,304.4 sq. ft. Please revise the lot coverage breakdown on the site plan to indicate all areas that add up to a total of 2,304.4 sq. ft. (possibly the areas of the second floor cantilever, covered portion of the patio, fireplace, etc. were excluded from the calculation breakdown on the site plan). For reference, lot coverage is defined as the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. Please submit three copies of yourrevised site plan (including one reduced copy) and two copies of any revised building plan sheetsto a Development Services Permit Coordinator.Ouroffice hours are Mondays, Tuesdays, Thursdays, and Fridaysbetween8:00 am and4:30 pm, and Wednesdays between 8:00 am and noon.
