Mr. Dudyshyn,
I have reviewed the above building permit application for the Planning Division. Before I can sign off on the
permit, however, the following information needs to be clarified in a written response:
1. Critical area checklist: The City does not have a critical area checklist on file for this parcel. Please
submit a checklist and the associated fee at your earliest convenience so that can be completed.
The checklist can be submitted online or in person at the Development Services Department and
can be found here: httP://www.edmondswa.gov/services/permits-development/getting-
started. htm I.
South side setback: The existing house is noted to be nonconforming with respect to the 7.5'
south side setback for the RS -8 zone on the site plan. From what is shown there and on the
building plans, the second story addition is proposed to be built directly on top of the south wall.
This would be expanding the existing nonconforming situation which is not allowed per ECDC
17.40.020.B. As a result, all new construction must meet the required 7.5' setback; please confirm
and revise as necessary.
West street setback: On the site plan, it appears that both the front porch posts and bay window
are proposed to encroach into the western 25' street setback area. ECDC 16.20.040.0 describes
several setback exceptions : "uncovered and unenclosed porches, steps, patios and decks may
project into a required setback not more than one-third of the required setback, orfour feet,
whichever is less; provided, that they are no more than 30 inches above ground level at any point."
4. Datum point: On the site plan, please label the datum point used as the basis for the height
calculations and indicate its elevation, actual or assumed.

Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or smaller) and
two sets of any updated sheets of the building plans. Please make all submittals to a Permit Coordinator,
Monday through Friday, 8:00 am to 4:30 pm (8 am to 12 pm only on Wednesdays). If you have any
