SW Dear Mr. Marr, have reviewed the above building permit application for the Planning Division. Before I can sign off on the permit, however, the following information needs to be clarified in a written response: 1. Setbacks: Your parcel is an interior lot zoned RS -8 and therefore has a required 25' setback from the street property line on the north and a 15' setback from the rear property line on the south (in addition to a 7.5' side setback from the east property line and a 7.5' side setback from the eastern edge of the access easement). The Site Plan currently shows new construction proposed to encroach into these areas: the new office and carport at 24.7' and the new deck at 9.3' Please revise the plans as appropriate. 2. Lot coverage: Please add the 'storage building' area to the structural lot coverage calculation. Also, note that this calculation is based on the net lot area (gross area minus any access easement — 8,000 square feet in this case). Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or smaller) and two sets of any updated sheets of the building plans.
