Dear Mr. Porter: I have reviewed the above building permit applicationfor the Planning Division,and it was found that the following information, corrections, or clarifications will need to be addressedbefore review can continue: Property Dimensions: 1.The Snohomish County Auditor’s records include the following legal description of your property: LEANNE LANE BLK 000 D-00-LOT 5 This legal description indicates different property dimensions and a different cul-de-sac radius than what is shown on your site plan. Please refer to the enclosed copy of the Leanne Lane plat,and utilize the above legal description to correct the propertydimensions and cul-de-sac radius indicated on your site plan. Setbacks: 2.After making the above requested corrections toyour site plan, please correctthe proposed setback distances indicated from allproperty lines to the proposed deck and stairsin order for staff to confirm compliance with the minimum setback requirements of the RS-8zone.Minimum required setbacks for the RS-8 zone are as follows: Street = 25’, Sides = 7.5’, Rear = 15’. Additionally, ECDC 16.20.040.C provides the following setback exception: “Uncovered and unenclosed porches, steps, patios, and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less; provided, that they are no more than 30 inches above ground level at any point.” Based on this setback exception, the proposed deck could project into the minimum required 25-foot street setback by four feet, so it must be a minimum of 21 feet from the southern property line. It appears that with the revisions required to the property dimensions and cul-de-sac radius described above, the proposed deck might not comply with these setback requirements. Please reduce the size of the proposed deck as necessary in order to comply with all applicable setback requirements. If any changes are needed to be made to the size of the deck, please indicate such changes on both the site plan and building plans. Lot Area and Lot Coverage: 3.After making the above requested corrections to your site plan, please correct (if necessary) the lot area and lot coverageindicated on your site plan. Please submit three copies of yourrevised site plan (including one reduced copy) and two copies of any revised building plan sheetsto a Development Services Permit Coordinator.
