RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2013-0595
NEW SFR AT 645 9T" AVENUE NORTH
Dear Mr. Scott:
I have reviewed the above building permit application for the Planning Division. Before I can sign off on
the permit, however, the following information needs to be clarified in a written response and through
the submission of updated plans.
Average original grade: Please show the elevation of the calculated average original grade on
the building section sheets (A4.1- A4.4).
West rockery/wall: On the section sheets and sheet A1.1, it appears that the rockeries located
within the west property line setback area would exceed the maximum 3' above original grade
requirement. For example, on sheet A.1.1, the original grade topography lines from the Aloha
plat appear to be indicated but the top of the wall at the north shows a 114' elevation over an
original grade of about 110'. At the south end of the wall, top is shown at 116' while original
grade would appear to be approximately 111.5'. Please verify that original grades are used to
calculate the height of the rockery rather than existing grades and update the section sheets
and A1.1 as appropriate.
3. Geotechnical report: Please update your geotechnical report to address the specific proposal.
The report submitted from Lui & Associates dated July 15, 2012 was general and did not
include this level of review. Also, describe how the proposal complies with the requirements
for development within an erosion hazard area contained in ECDC 23.80.050 — 23.80.070.
All referenced code sections are available at the following website:
http://www.mrsc.org/mc/edmonds/Edmondsnt.html.
Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or smaller) and
two sets of any updated sheets of the building plans. Please make all submittals to a Permit
Coordinator, Monday through Friday, 8:00 am to 4:30 pm (8 am to 12 pm only on Wednesdays). If you
have any questions, please contact me at (425) 771-0220.
Sincerely,
