Before I can sign off on the permit, however, the following information needs to be clarified in a written response: 1. Patio off east of house: On the Plot Plan, a patio encroaches into the required 5' side setback off the east of the house approximately three feet. According to ECDC 16.20.040.C, "uncovered and unenclosed porches, steps, patios and decks may project into a required setback not more than one-third of the required setback, or four feet, whichever is less, provided, that they are no more than 30 inches above ground level at any point." Please verify and revise as appropriate. 2. 30" wall on north: On the Plot Plan, please show the proposed 30" wall that is shown on the Foundation Plan (Sheet A3). 3. Elevations: In addition to the average original grade and maximum allowed height, please show the actual height of the proposed house on Sheet Al. Also, change all references to average `existing' grade to average 'original' grade on all plan sheets. 4. Porch posts and chimney: On the Plot Plan, please show the porch posts and chimney that are proposed for the north fagade. Verify they satisfy setback requirements. If the height rectangle must be adjusted to enclose the porch, update the height calculations on the Plot Plan and elevation drawings as appropriate. Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or smaller) and two sets of any updated sheets of the building plans.
