Dear Mr. Waite:
I have reviewed the above building permit applicationfor the Planning Division,and it was found
that the following information, corrections, or clarifications will need to be addressedbefore review
can continue:
Site Plan:
1.Please indicate all minimum required information on thereduced copy (8.5” by 11”)
of your site plan.Refer to the enclosed sample site plan handout (#B57) for guidance.
Height Calculations:
2.Indicate what was used as the datum point, and provide its elevation. It
appears that you might have used the property corner stake adjacent to Viewland Way;
however, the datum point must be a permanentobject that won’t move during construction and
that the inspector can easily access with the height measurement equipment, such as a water
meter or catch basin lid. Please label your datum point on the site plan and provide its
elevation.
Existing Garage:
3.A detached garage was permitted on the subject site in 1995
(BLD19950024). It is assumed that the existing garageisproposed for removal; however,
please confirmwhether or not this is the case.Ademolition permit must be obtained from the
Building Division prior to removal ofthe existing garage.The demolition permit may be
combined with the subject permit application. Please contact a Permit Coordinator at (425)
771-0220 for additional information on demolition permit requirements.
Critical Areas:
4.The existing critical areas determination on the subject site (File No.
CRA19940126) was issuedprior to amajor critical areas code revision adopted in 2005. The
subject site has been reassessed for the presence of critical areas on or adjacent to the site under
the parameters of the current critical areas code, and it appears that the eastern side of the site
contains and/or is adjacent to a slope that is steep enough to be considered a Landslide Hazard
Area pursuant to the requirements of ECDC 23.40 and 23.80.Due to the proposed garage’s
location within the minimum required buffer from the Landslide Hazard Area, a report by a
qualified geotechnical engineer must be submitted addressing all applicable requirements of
ECDC 23.40 and 23.80. In particular, the geotechnical engineer must address the proposed
garage’s compliance with the specific requirements related to alterations and design standards
applicable to development within a Landslide Hazard Area and/or its buffer, which are
contained within ECDC 20.80.070.A.2 and A.3.
Trees:
5.Indicate any existing trees that are proposed for removal. Any proposed tree removal
must be consistent with the requirements of ECDC 18.45, 23.40, and 23.80.
Lot Coverage:
6.Lot coverage is defined as the total ground coverage of all buildings or
structures on a site measured from the outside of external walls or supporting members or from
a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers
the greatest area. The maximum allowed lot coverage for the RS-12zone is 35 percent of the
net lot area. Your site plan indicates a proposed lot coverage of 5,364square feet (34%);
however, it is difficult for staff to verify this number without more detailed lotcoverage
calculations due to the unique shape of the existing residence.Please provide more detailed lot
coverage calculations including further documentation of the dimensions of the footprint of the
existing residence and any other existing structureson site so that staff can verify compliance
with the lot coverage requirements.
Please submit three copies of your revised site plan (including one reduced copy) and two copies of
any revised building plan sheets to a Development Services Permit Coordinator. Our office hours are
Mondays, Tuesdays, Thursdays, and Fridays between 8:00 am and 4:30 pm, and Wednesdays
between 8:00 am and noon.
