Dear Mr. Breske:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the following
information, corrections, or clarifications will need to be addressedbefore review can continue:
Height Calculations:
1.Please make the following correctionsto your height calculations:
a.Indicate what was utilized as the datum point and provide its elevation.
b.The arrow for Point B of your height rectangle is pointing south of the eave line; however, this point
should be located at the southeastern corner of the garage itself since eaves (up to 30”) must be excluded
from the height rectangle.
c.The elevation of Point D of your height rectangle is stated as 361; however, it is located directly adjacent
to the 362’ contour line. It is unclear if this is a typo or if it is the actual elevation of this point. Please
verify the elevations of all four corners of your height rectangle and provide accurate elevations of the
original grade at all four of these points.
d.After making any necessary corrections to the elevations of Points A through D as discussed above,
please revise the average grade and maximum building height as necessary. It was noted that the average
grade stated on the plans is slightly off from the average of the four numbers provided for the elevations
of Points A through D, so please verify all calculations for accuracy.
e.Indicate the average grade, maximum allowed height, and proposed height on the elevation views of the
building plans.
Retaining Wall:
2.The site plan indicates a proposed retaining wall on the western side of the site. Since this
wall is located within the minimum required side setback area, it cannot exceed three feet in height as
measured over original grade. It appears that the wall was designed to meet this requirement; however,
please confirm that the wall will not exceed three feet in height over original grade at any point along the
length of the wall. The 358’ contour line circles around near the middle portion of the wall, so it needs to be
shown that the original grade at this section of the wall is at least 359’ in order for the walltonot exceed
three feet in height over original grade.
Lot Coverage:
3.Lot coverage is defined as the total ground coverage of all buildings or structures on a site
measured from the outside of external walls or supporting members or from a point two andone-half feet in
from the outside edge of a cantilevered roof, whichever covers the greatest area.Please indicate what was
included in your lot coverage amount of 2,946 square feet. This figure must include the footprints (excluding
up to 30” of eaves)of the residence, garage, and covered front porch. The uncovered deck must also be
included in the lot coverage calculations if it exceeds 30” in height.
Please submit three copies of yourrevised site plan (including one reduced copy) and two copies ofanyrevised
building plan sheetsto a Development Services Permit Coordinator.Ouroffice hours areMondays, Tuesdays,
Thursdays, and Fridaysbetween8:00 am and4:30 pm, and Wednesdays between 8:00 am and noon.
