RE: PLAN REVIEW COMMENTS #2 FOR PLAN CHECK # 2013-0663 REVISION
ADDITION AT 8804 240TH ST. SW
Dear Mr. Melchior,
I have reviewed the November 25 revision to above building permit application for the Planning
Division. Before I can sign off on the permit, however, the following information needs to be
clarified in a written response and through the submission of updated plans:
1. Revised height calculations: The height calculations shown do not match the lines of
topography from the Janris Park preliminary plat. If the datum was assumed at 100',
height corner "AA" should be at about 112' rather than 107.5'. Similarly, corner "BB"
(which needs to be moved about 7' to the north to make a rectangle around the
building per ECDC 21.40.030) should be at about 110.5' rather than 106.5'. The corner
elevations for "CC" and "DD" also need to be revised.
For the next revision, use the actual elevation of the datum point (a little less than
420') and height corners and then revise the height calculations on the site plan.
Because the calculated elevations will change, update the elevation sheets on the
building plans as well and label the lines of average grade, maximum allowed height,
and proposed height of the addition.
Finally, it appears that the datum point selected for the height verification does not
match the one used for the original height calculations — the verification used a catch
basin rim at 24004 87th Avenue West while the height calculations on the site plan
used a manhole rim just east of the house. Please reshoot the height verification
using the same datum point that was used for the original height calculation.
All referenced code sections are available at the following website:

Please submit three copies of your updated site plan (one being reduced size of 8 x 11) and
two sets of any updated sheets of the building plans. Please make all submittals to a Permit
Coordinator, Monday through Friday, 8:00 am to 4:30 pm. If you have any questions, please
contact me at (425) 771-0220.
