AT 9505 216TH STREET Dear Mr. Reddan, I have reviewed the above building permit application for the Planning Division. Before I can sign off on the permit, however, the following information needs to be clarified in a written response and through the submittal of updated plans: 1. Scope of work: Please provide a complete scope of work for this project. The permit describes installing a new roof structure but the submitted drawings also show a carport being enclosed and what appears to be a new front porch/entry feature. 2. Nonconforming carport: The existing carport encroaches 4' into the required street setback and so is considered to be nonconforming with respect to the street setback. That said, it may be enclosed and a pitched roof may be added to improve drainage. However, the work in the encroaching area may not create any livable area or storage space and the pitch of the roof must be the minimum necessary to maintain drainage. Please describe whether new storage space would be created within that 4' portion of the carport nearest the street. Also, describe how a 5:12 pitch roof is the minimum necessary to provide adequate drainage. 3. Critical area checklist: Please submit a critical area checklist for the parcel either online (https://permits.edmonds.wa.us/Citizen/Citizen_ Home.aspx?CONID=PT- LIVE&CONNECTION=PERMIT) or in person (Handout P20 here - http://www.edmondswa.gov/services/permits-development/handouts- forms/handouts-by-number.html) at the permit counter on the second floor of City Hall. 4. Datum point: On the Site Plan, please label the datum point selected for the height calculations and indicate its elevation, actual or assumed. 5. Elevations: On the elevation drawing, show the lines of average original grade, maximum allowed height, and proposed height of the structure. Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or smaller) and two sets of any updated sheets of the building plans.
