Dear Mr. Reaves,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response and through the submittal of updated plans:
1. Setbacks: The subject parcel is zoned RS -12 and so has a 25' setback from the street
and rear property lines on the south and north and 10' setbacks from the side
property lines on the east and west. As proposed, the deck encroaches the north and
east setback area — please verify and revise as appropriate.
2. Geotech report: Because the new deck will be located within 65' of the top of the
steep slope to the north where a 50' buffer + 15' building setback would otherwise be
required, please submit a geotech report prepared in accordance with ECDC 23.40.090
and 23.80.050 and which addresses the standards in ECDC 23.80.060 and .070.
3. Structural lot coverage: Provide a break out of structural lot coverage on the site in
square feet as well as a total percentage relative to area of the lot. According to ECDC
21.15.110, "[c]overage means the total ground coverage of all buildings or structures
on a site measured from the outside of external walls or supporting members or from
a point two and one-half feet in from the outside edge of a cantilevered roof,
whichever covers the greatest area." In this case, the house, garage and deck would
be included as would any other detached accessory structures on the site like sheds.

Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or
smaller) and two sets of any updated sheets of the building plans. Please make all
submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm (8 am to 12
pm only on Wednesdays).
