Dear Mr. Carter,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response and through the submittal of updated plans:
1. Geotech report: Because the proposed addition will be within 65' of the steep slope
to the west (50' buffer + 15' building setback), please have a geotechnical engineer
prepare a report pursuant to Sections 23.40.090 and 23.80.050 of the Edmonds
Community Development Code (ECDC) describing how the project complies with
critical area code requirements for development within geologically hazardous areas.
Specifically, the geotech must address the buffer reduction anticipated by the project
in compliance with the development standards in ECDC 23.80.060 and 23.80.070.
2. Elevations: On the elevation drawing (Sheet 2), show the lines of average original
grade, maximum allowed height, and proposed height of the addition.

Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or
smaller) and two sets of any updated sheets of the building plans. Please make all
submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm (8 am to 12
pm only on Wednesdays).
