N Dear Mr. and Mrs. Dedonker: I have reviewed your October 28, 2013 resubmittal for the above building permit application for the Planning Division, and it was found that the following information, corrections, or clarifications will need to be addressed before review can continue: Lot Coverage: In response to staff s comments regarding the lot coverage requirements, you reduced the size of the eaves as indicated on the site plan to 2.5 feet; however, this was not revised on the building plans, which still indicate the eaves as being 4 feet. The site plan and building plans need to be consistent with one another. Therefore, please have your architect revise all necessary building plan sheets to reflect this change to the width of the eaves. Or, your architect may redline this change on the building plans currently on file with your application. 2. Height Calculations: Upon review of the height calculations indicated on the site plan with your October 28, 2013 resubmittal, it was found that the following items need to be corrected: a. The following comment was included with the Planning Division's letter sent on October 21, 2013, but it was not addressed with the resubmittal. Since the eaves were reduced to 2.5 feet, they are excluded from the height rectangle, and the four corners of the height rectangle must be placed at each corner of the residence itself, excluding the 2.5 feet of eaves. Previous Comment: The height rectangle is not shown in the correct location. The height rectangle must be the smallest rectangle that encloses the building, excluding up to 30 inches of eaves. Since the proposed eaves are 48 inches, the height rectangle must be located 18 inches out from the exterior walls of the proposed residence. This way the height rectangle will include 18 inches of eaves and will exclude 30 inches of eaves. If the eaves are reduced in response to the above comment regarding lot coverage, then the height rectangle must be drawn such that it is the smallest rectangle to enclose the residence excluding a maximum of 30 inches of eaves. When revising the location of the height rectangle, please make any necessary updates to the elevations of Points A through D. b. It is unclear what the 41.38' elevation for "actual grade" is referring to. The height calculations must be based on average original grade. Since actual grade is not taken into account when calculating the maximum permitted height, please remove it from the height calculations. c. The following comment was included with the Planning Division's letter sent on October 21, 2013, but it was not addressed with the resubmittal. The average original grade, maximum height, and proposed height must be indicated on the building elevation views. Please have your architect revise all affected building plan sheets, or have your architect redline these items on the building plans currently on file with your application. Previous Comment: After making the above corrections, please indicate the elevations of the average original grade, maximum height, and proposed height on the building elevation views. Page 1 of 2 3. Site Plan: The reduced copy of your site plan submitted on October 28, 2013 does not match the large format copies also submitted on October 28, 2013. For example, the impervious surface calculations indicated on the reduced copy are incorrect and utilities are not shown on the reduced copy. Please provide one reduced copy (8.5" by 11" or 8.5" by 14") that matches exactly the large format site plans that were submitted on October 28, 2013. Please submit three copies of your revised site plan (including one reduced copy) and two copies of any revised building plan sheets to a Development Services Permit Coordinator.
