RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2013-1046
PROPOSED DRIVE THRU AT 22511 HIGHWAY 99 (RANCH 99 SITE)
Dear Mr. Oliver,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response:
1. Landscaping plan: Proposed Plan View B on Sheet A2.1 indicates new landscaping will
be provided at part of the project — please submit a separate landscaping plan
prepared in accordance with ECDC 20.13

plan need only include the extent shown on Sheet A2.1 but the existing vegetation in
that area needs to be on the plan as well as the proposed landscaping in the new
planting areas being created.
Given the location of the drive-thru on the larger site, Type IV landscaping would be
appropriate along the streets while Type V parking lot landscaping would be
appropriate within the area identified with an "X". That area ("X") is shown as 3' feet
wide but it must be 4' wide to achieve Type V compliance. Shrubs, bushes or taller
grasses a minimum of 3' in height will need to screen the lower portion of the
installation at the street front.
2. Lighting: The new 20' light pole (Item #12 on Sheet A2.1) must have a full cut-off
fixture.
Signs: The drive-thru is allowed a total of three signs with a maximum total area of 9
square feet (based on the 9 foot width of the ATM surround shown on Sheet A2.1).
Please revise and indicate the square footage of the retained signs.
4. West side of ATM: What will the west side of the kiosk look like? Please provide a
color rendering of that fagade.
5. Utility pedestal: The color of the proposed utility pedestal next to the ATM should
match the tan color of the ATM surround or the darker color of the ATM itself.
Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or
smaller) and two sets of any updated sheets of the building plans. Please make all
submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm (8 am to 12
