Dear Ms. Vana,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response and on plans with changes called out:
1. Lot dimensions: The site plan provided appears to be a little bit off relative to the
original short plat that created the lot (see attached, S-03-84). Please revise the site
plan to match the shape and dimensions shown on the short plat.
2. West setback encroachment: Because your parcel is zoned RS -12 and it is considered
to be a flag lot, a 10' side setback is required to be taken from all property lines. From
the site plan, it appears that the northern portion of the proposed deck will be
between 7.9' and 8.9' from the west property line. Please verify and revise as
necessary.
3. Structural lot coverage: On the site plan, please provide a structural lot coverage
calculation for the proposal, breaking out the individual items contained in the
calculation. ECDC 21.15.110, "[c]overage means the total ground coverage of all
buildings or structures on a site measured from the outside of external walls or
supporting members or from a point two and one-half feet in from the outside edge of
a cantilevered roof, whichever covers the greatest area." The area of the deck, the
house (minus roof overhangs), and any other structures such as sheds would be
included in the calculation.

Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or
smaller) and two sets of any updated sheets of the building plans.
Make all submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm.
