NEW SFRS AT 1024 AND 1026 2ND AVENUE SOUTH
Dear Ms. McGuire,
I have again reviewed the above building permit applications for the Planning Division; thank you
for responding to my November 26 comments regarding BLD20131278. However, before I can sign
off on either of the permits, the following information needs to be clarified:
1. Change to lot line location: The location of the western portion of the property line
between Lot 2 and Lot 3 is shown to have shifted slightly to the south relative to that
shown in the preliminary short plat approved earlier this year. If that shift in location is
necessary in order to construct the homes on Lots 2 and 3, a minor change to the
approved preliminary short plat (PLN20130004) will be required pursuant to ECDC
20.75.110.A prior to issuance of the building permits (or the final short plat). A minor
change is Type II staff decision with notice and could take up to several months to
process.
If you need to pursue the minor change, the following materials must to be submitted in
order to get the process started:
a) Completed land use application
b) New Adjacent Property Owner list and affidavit
c) Cover letter describing the need for, and scope of, the change
d) Plan sheets showing the change (since civil plans are already approved, those
would likely need to be updated as well)
e) $845 fee (after January 1, 2014, the fee will be $90/hr of staff review time)
If the lot line does not need to be shifted, simply resubmit updated site plans showing the
approved line locations together with the information provided in response to the
November 26 comments for BLD20131278.

Please submit three copies of your updated site plan (one being reduced size of 8 x 11) and two
sets of any updated sheets of the building plans. Please make all submittals to a Permit
Coordinator, Monday through Friday, 8:00 am to 4:30 pm (8:00 am to 12:00 pm only on
