SUBJECT: Two lot subdivision at 1401 Ninth Avenue North (S-96-102)
Mr. Sundquist:
The Engineering Inspector received a request for inspection prior to bond release. He
found that frontage improvements that were required as a condition of approval of the
subject subdivision have not been completed. I reviewed City records and find that
payment has not been made in lieu of construction. The existing performance bond that
is in place for $12,222.50 guarantees the following work:
Frontage improvements $6,872.50
Water service $ 850.00
Sanitary sewer service $1,000.00
.Storm sewer connection $3,500.00
We cannot authorize the bonding company to release the $4,350 for the work that has
been completed to date until this matter is resolved. Upon resolution of this matter, a
maintenance bond for $1,833.38 must be in place for a period of two years.
