Dear Mr. Thomas:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the following
information, corrections, or clarifications will need to be addressedbefore review can continue:
PlanConsistency:
1.Inconsistent dimensionsof the proposed signare provided on the various plan sheets
submitted with your application. For example, the plan that includes the dimensions of the tenant space
indicates that the overall dimensionsof the proposed sign are 15.33’by 45.75”, while the plan approved by
Rosen Properties indicates dimensions of 123.5”by 31.5”.Additionally, the plans are not drawn to scale (i.e.
the length of the raceway on the plan approved by Rosen Properties is indicated as 167.89”while the length
of the overall sign, which should be longer,is indicated as 123.5”). Please correct all discrepancies between
all plan sheets so that all sheets indicate the actual dimensionsand specs of the proposed sign.
Sign Area:
2.Please respond to the following regarding the proposed sign area:
a.Indicate the area of the proposed sign in square feet on the plans. Since the raceway is not being painted
to match the building, but is insteadproposed to be part of the sign, the proposedsign area must include
the raceway in addition to the channel letters and logo.
b.The maximum allowed sign area for Segway is equivalent to one square foot per lineal foot of tenant
space. Your plans indicate that the tenant space is 24.5 feet in width; however, the plans for the tenant
improvement permit for Segway (Permit No. BLD20120398) indicate a tenant space of approximately 21
feet in width. Please verify the width of this tenant space and make sure that the width is accurately
indicated on the plans.
c.When correcting the dimensions of the proposed signand length of the tenant spaceto address
Comments#1and #2babove, please be sure that the proposed sign does not exceed one squarefoot in
area per lineal foot of tenant space.
Sign Illumination:
3.Revise the plans to address the following requirements related to sign illumination:
a.Pursuantto ECDC 20.60.020.M.2, internally illuminated signs in the downtown area may only light the
letters. As such, the logo and raceway cannot be internally illuminated. It appears that the raceway is
not proposed to be illuminated, but the plans will need to be revised so that the logo is no longer
internally illuminated.
b.Pursuantto ECDC 20.60.020.M.5, internally illuminated signs in the downtown area shall not be
permitted to be higher than 14’. The plans indicate that the base of the proposed sign is 15.25’above the
sidewalk, which would cause the top of the sign to bewell over 14’high. If the top of the sign will in
fact be higher than 14’, then the sign would need to be changed so that it is not internally illuminated.
The sign, however,may be externally illuminated(including halo lighting) even if it is higher than 14’.
Please submit three copies of your revisedplan sheetsto a Development Services Permit Coordinator. Our office
