VEVIā€¢+ Dear Randy, I have reviewed the above building permit application for the Planning Division. Before I can sign off on the permit, however, the following information needs to be clarified in a written response: RS -6 setbacks: The parcel is zoned RS -6 and so has a street setback of 20' and a rear setback (west) of 15'. Please revise Sheet A-1 as appropriate. 2. Datum point: On Sheet A-1, please label the datum point used to establish the height calculations and its elevation, actual or assumed. 3. Height rectangle: On Sheet A-1, show the height rectangle enclosing the building and label the elevations of the four corners. 4. Elevations: On Sheet A-1, the elevations used for he height calculations don't match the lines of topography shown on the site plan. Please verify and update as necessary. Update the elevation drawings on Sheet A-2 as appropriate. On Sheet A-2, re -label "average grade elevation" as "average original grade" and "maximum ridge elevation" and "maximum allowed height". 5. Structural lot coverage: On Sheets A-1 and A-1.1, structural lot coverage is calculated at 34.98%. With 35% being the maximum allowed for the RS zones, was there consideration given to proposing a slightly smaller house in order to allow some future flexibility for a shed or similar accessory structure? Beside the garage, it doesn't appear that any of the other storage areas are directly accessible to the outside. Please submit three copies of your updated site plan (one being reduced size of 11 x 17 or smaller) and two sets of any updated sheets of the building plans.
