PLAN CHECK # 2014-0231 SIGN PERMIT AT 0_ MAIN STREET Dear TR, I have reviewed the above building permit application for the Planning Division. Before I can sign off on the permit, the following information needs to be clarified in a written response and through the submission of updated plans: 1. Number of signs: According to ECDC 20.60.025.A.4: "The maximum number of permitted permanent signs is three per site, or three per physically enclosed business space on commercial sites with multiple business tenants." While it appears that two signs are proposed, there are multiple existing signs shown on the submitted plans. All existing signs must be removed including the two Vatika signs approved in 2010 (BLD20100829), any temporary signs, the signs on the awnings, and the like. 2. Boxed cabinets: The lower portion of the signs is considered to be a boxed cabinet. Boxed cabinet signs can be approved only if the background color of the sign face is coordinated with the colors used on the building and if the background of the sign is opaque, not allowing any internal illumination to shine through (ECDC 20.60.0201.8 & 9). The black color is coordinated well enough with the colors on the building. Verify that the black background will be opaque and not let any light shine through. 3. Height of signs: Please indicate the height of the top of the wall where each of the signs is to be located and the height of the top of each sign. 4. Maximum sign area: "The maximum total permanent sign area for allowed or permitted uses in the BN, BC, BD and CW zones shall be one square foot of sign area for each lineal foot of wall containing the main public entrance to the primary building or structure located upon a separate legal lot." (ECDC 20.60.025.A.1) The subject property is zoned BC. Indicate the lineal footage of the wall containing the main public entrance to the building (south wall). 5. Area of signs: It appears the boxed cabinet portion of each sign will be 95" x 8" (5.28 sf) but the area of the individual letters above is uncertain. Please indicate the total square footage of each of the letters on the top portion of the signs, the square footage for each sign, and the total square footage of both signs. All referenced code sections are available through the City's website at: http://www.mrsc.org/mc/edmonds/Edmondsnt.html. You may redline your existing plans or submit three copies of updated plans. Please make all submittals to a Development Services Permit Coordinator, Monday through Friday, 8:00 am to 4:00 pm (8:00 am to 12:00 pm only on Wednesdays).
