Dear Ms. Green:
I have reviewed the above building permit applicationfor the Planning Division,and it was found that the following
information, corrections, or clarifications will need to be addressedbefore review can continue:
Existing Signage:
1.Are any of the existing signs (freestanding or attached) proposed to be retained? It looks
like an existing wall sign is being replaced by the proposed sign, but is the existing freestanding sign and/or
any other existing signsproposed to be retained? Pleaseprovide the locations and dimensions of all existing
signs to be retained so that staff can confirm that the proposed sign will not cause the overall signage to
exceed the maximum number or maximum total area of signage allowed for the site.The maximum number
of signs for the site is three and the maximum total sign area is discussed below.
Sign Area:
2.The maximum allowed sign area for the site is equivalent to one square footper lineal foot of
wall containing the main public entrance(shown as 80 feet on your site plan).Please address the following
related tothe proposed sign area:
a.There is a discrepancy in the proposed sign area stated on the plans. The dimensions of the sign are
indicated as 33”(2’-9”)by 96”(8’), which yields a total sign area of 22 square feet; however, the plans
state the proposed sign area as 37 square feet. Please correct any discrepanciesbetween theproposed
sign dimensions and area.
b.As discussed above, please provide the locations and dimensions of all other existing signs that are to be
retained in order to confirm that the total sign area for thesite will not exceed one square foot per lineal
foot of wall containing the main public entrance.
Sign Illumination:
3.Please add clarification tothe plans in order to confirm compliance with the following
requirements related to sign illumination:
a.Pursuant to ECDC 20.60.020.M.2, internally illuminated signs in the downtown area may only light the
letters. It appears that the background of the sign face is opaque and that light will only be emitted
through the letters; however, please confirm that this is the case.
b.Pursuant to ECDC 20.60.020.M.5, internally illuminated signs in the downtown area shall not be
permitted to be higher than 14’. Theheightof the proposed signisnot indicated on the plans, so staff
cannot confirm compliance with this requirement. Please indicate the heightof the proposed signon the
elevation viewand make any necessary corrections in order to comply with this requirement.
Pleasevisit our office to redline the above information on the plans that we currently have on file,or submit three
copies of your revisedplan sheetsto a Development Services Permit Coordinator. Our office hours are Mondays,
