NEW GARAGE AT 1059 SPRUCE STREET
Dear Kurt,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response and through submittal of updated plans:
1. Critical area checklist: A search of city records indicates that a critical area checklist
has not been done for the subject parcel. Please submit a completed critical area
checklist and fee in person at the Development Services Department or online at:
https:Hpermits.edmonds.wa.us/Citizen/Citizen_Home.aspx?CONID=PT-
LIVE&CONNECTION=PERMIT.
2. Height calculations: Please submit height calculations for the proposal. Handout #1341
(Height Calculations) is available for reference here:
http://www.edmondswa.gov/services/permits-development/handouts-
forms/handouts-by-number.html.
Include the appropriate information on an updated Site Plan as well as Elevations
(Sheet A-2).
3. Structural lot coverage: Please provide a breakout of the structural lot coverage for
the existing structure and proposed garage. Also calculate the total structural lot
coverage as a percentage calculation of the lot area. ECDC 21.15.110 indicates that
"[c]overage means the total ground coverage of all buildings or structures on a site
measured from the outside of external walls or supporting members or from a point
two and one-half feet in from the outside edge of a cantilevered roof, whichever covers
the greatest area."

Please submit three copies of your updated site plan and two sets of any updated sheets of
the building plans. Please make all submittals to a Permit Coordinator, Monday through
Friday, 8:00 am to 4:30 pm (8:00 am to 12:00 pm on Wednesdays only). If you have any
