Before I can sign off on the permit, however, the following information needs to be clarified in a written response and through submittal of updated plans: 1. Geotech buffer and setback: On the Plot Plan, please show and label the cumulative 10' buffer and 15' setback distances from the top of the steep slope that are identified on page 6 of the Galli Group's geotechnical report dated July 10, 2014. 2. Zoning setback: The proposed patio cover must meet the 5' side setback established by PRD -02-171/P-02-172. Please call out the actual distance proposed from the southwest patio cover post to the south property line. Also, show how the eaves comply with the setback exception in ECDC 16.20.040.13 which indicates that eaves may not project into a required setback by more than 30 inches. Lot coverage: Is the 'lot coverage' shown structural or impervious? It seems to be structural but please label accordingly. 4. Height calculations: Height corners A and B need to be moved to the west to enclosed the patio cover. Update the height calculations as necessary based on new elevations, as appropriate. On the elevation drawing ('front view') show the line of elevation for the 'average original grade', 'maximum allowed height', and 'proposed height' of the patio cover determined from the height calculations shown on the Plot Plan. Please submit three copies of your updated site plan and two sets of any updated sheets of the building plans.
