Dear Mr. Thompson,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response and through submittal of updated plans with changes called out:
1. Scale: What is the scale of the site plan? 1" = 20' is preferred.
2. Datum point: Please label the datum point used for height calculations on site plan
and indicate its elevation, actual or assumed.
3. Property description: On the site plan, you have shown the parcel to be "Lot 2 — 014
Plat Lore Ondo Park". Please verify with the County Assessor's data but it appears
that the subject lot was unplatted and not part of the Lore-Ondo Park plat, which is
about 500 feet to the north. The Assessor's website shows the lot as "SEC 17 TWP 27
RGE 04RT-11A-2) S 87.5FT OF TH PTN SW1/4 NE 1/4 NW1/4 LY WLY OF EDMONDS RD
AS MEAS ALG W LN SD SUB".
4. Lot area: The site plan indicates a lot area of 17,937 square feet. The County Assessor
has the lot at approximately 16,200 square feet. Please verify and update the
structural lot coverage calculation as necessary.
5. Structural lot coverage: Please provide a breakout of structural lot coverage for the
site. According to ECDC 21.15.110, "[c]overage means the total ground coverage of all
buildings or structures on a site measured from the outside of external walls or
supporting members or from a point two and one-half feet in from the outside edge of
a cantilevered roof, whichever covers the greatest area." In this case, include the
existing residence and garage, the additions and deck.
6. Height calculations: Per ECDC 21.40.030.A, "Height means the average vertical
distance from the average level of the undisturbed soil of the site covered by a
structure to the highest point of the structure." Also, "Average level shall be
determined by averaging elevations of the downward projections of the four corners of
the smallest rectangle which will enclose all of the building, excluding a maximum of
30 inches of eaves." [ECDC 21.40.030.13] Please redraw the height corners to be those
associated with the smallest rectangle that can enclose the house and additions. If
the updated rectangle results in different corner elevations, update the associated
height calculations as appropriate. Please show the line of 'average original grade' on
the South Elevation sheet as well.

Please submit three copies of your updated site plan and two sets of any updated sheets of
the building plans. Please make all submittals to a Permit Coordinator, Monday through
Friday, 8:00 am to 4:30 pm (8:00 am to 12:00 pm on Wednesdays only). If you have any
