Scott,
I have reviewed March 16 resubmittal materials for the above building permit application for
the Planning Division. Before I can sign off on the permit, the following information needs to be
clarified in a written response and through the submission of updated plans with changes called
out.
1. As -built vegetation management plan: The vegetation plan submitted on March 16
was for the south lot of PLN20120016 (Lot 2). Please submit a plan for Lot 1 (9221
OVD).
2. Chimney and vent pipe: Please reduce the area of the proposed chimney above the
height limit to the maximum of 9 sq. ft. allowed in ECDC 21.40.030.D.4. Similarly,
please reduce the height of the metal flue above the height limit to the maximum 18
inches allowed in ECDC 21.40.030.D.5.
3. Cost estimate for vegetation management plan: Please verify whether the $13,000
estimate provided as part of the March 16 resub is for Lot 1 or Lot 2 (as noted above,
the veg plan resubbed was for Lot 2, not Lot 1).

Please submit three copies of your updated site plan (one being reduced size) and two sets
of any updated sheets of the building plans. Please make all submittals to a Permit
Coordinator, Monday through Friday, 8:00 am to 4:30 pm (8 am to 12 pm only on

Comments from February 5, 2015
1. Datum point: On Sheet Al, please identify the datum point (bench mark) used for the
height calculations. The 'bench mark' is labeled but there is no indication what the
feature is — fire hydrant, water meter, CB rim, etc.
2. Height calculations: On Sheet Al, the 'deck over patio' is not included completely
within the height rectangle. The deck serves as the patio roof in this instance and
therefore must be included. Please move height corners A & D west to include the
entire deck. Make any necessary revisions to the height calculations on Sheet Al and
the elevations on Sheets A2 & A3 and any other affected building plan sheets.
3. Retaining wall height: The proposed retaining wall south of the garage may only be 3'
above original grade where located within a required setback area. Sheet Al indicates
the top of wall will be a maximum of 165' while Sheet C3 shows it to be a maximum of
4' high and 165.5'. Please verify and update as necessary.
4. Clearing and grading: Sheet Al shows some grading east of the proposed garage (160'
to 166' appear to be new grade elevations). On Sheet C3, no grading is shown in this
area; in fact, the clearing limits are protecting this area from grading since it is part of
the required native vegetation area — see below. Please verify and update as
necessary.
5. As -built vegetation management plan: Submit an as -built vegetation management
plan showing the type and location of native vegetation remaining or installed on Lot
1. The landscaping installed should largely match the approved preliminary vegetation
management plan contained in Attachment 4 of the preliminary short plat approval
for PLN20120016. If substantial changes to the plan are envisioned prior to
installation, submit the changes to the Planning Division for review and approval.
6. Cost estimate for vegetation management plan: Please provide a cost estimate for all
labor and materials required for implementation of the vegetation management plan
on the subject lot (Lot 1 of PLN20120016). A maintenance bond amount will be
determined from that estimate.
