Before I can sign off on the permit, however, the following information needs to be clarified in a written response and through submittal of updated plans: 1. Geotech report: Please provide a geotechnical report for the project prepared in accordance Sections 23.40.090 and 23.80.050 of the Edmonds Community Development Code (ECDC). 2. Site plan: Please provide a scaled version of the reduced site plan. Show all existing features on the site including the south concrete steps. 3. Setback encroachments: Project setbacks were established through the Madrona Cove plat and PRD (PRD -02-171). All proposed buildings and structures must meet those setbacks unless excepted in ECDC 16.20.040.A and B. It appears that portions of the deck, pergola beam braces, and bench do not meet setbacks. Please verify and revise the plans to satisfy the required setbacks (and allowed exceptions), as appropriate. 4. Structural lot coverage: Please add a structural lot coverage calculation to the Site Plan. Per ECDC 21.15.110, "[c]overage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area." Include the existing house and porch as well as the proposed deck covering. It should be noted that each lot in the Madrona Cove project is allowed a maximum of 3,019 sq. ft. 5. Height calculations: Please submit height calculations for the proposed project. Refer to Handout B41 for assistance. On the elevation drawing on Sheet A-1, show the lines of elevation for the 'average original grade', 'maximum allowed height', and 'proposed height' of the pergola determined from the height calculations shown on the Site Plan. Please submit three copies of the updated site plan and two sets of any updated sheets of the building plans.
