Dear Mr. Crosby: I have reviewed the above building permit application for the Planning Division, and it was found that the following information is needed before review can continue: 1. Site Plan: Please submit a revised site plan to reflect the following corrections and changes: Ilei alt CtlICL lations: Please describe the datum point used and indicate the location and elevation of the datum point for the height calculations on your site plan. Per the height calculation handout (attached) the datum point should be a permanent fixture near the property such as a manhole cover, fire hydrant or street monument. 2. Plan Elevations: The average grade and allowable building height does not reflect the elevations shown on the site plan. Please revise sheet Al accordingly to match the height information provided on the site plan. 3. AccessoEy Dwelling Unit: Your floor plan indicates an Accessory Dwelling Unit (ADU) for the lower level of the house. Your property is zoned RS -8 (Residential). An ADU is conditionally permitted within the RS -8 zoning district. To allow an ADU within the house requires a separate land use permit. I am enclosing the City's ADU handout for your reference. Please either submit a land use permit application for an ADU or revise your house design to eliminate the ADU.
