Dear Rick,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response and through submittal of updated plans:
1. Patio: A patio is shown north of the house on Sheet Cl while it is shown east of the
house on Sheet A4. Please verify and revise as necessary.
2. Structural lot coverage: Update the structural lot coverage shown on Sheet C1 to
reflect the area of Lot 2 only (9,673.57 sf). Also, verify that the structural lot coverage
is calculated per ECDC 21.15.110: "[c]overage means the total ground coverage of all
buildings or structures on a site measured from the outside of external walls or
supporting members or from a point two and one-half feet in from the outside edge of
a cantilevered roof, whichever covers the greatest area."
3. Height calculations: The calculated average original grade and proposed maximum
height must be rounded down rather than up (188.38 vs 188.39 and 213.38 vs
213.39). Make any adjustments necessary on Sheets Cl and Al.
4. Wetland:
a. Add a note to Sheet Cl indicating the project is subject to the requirements
found in the Hart Crowser wetland report dated May 29, 2007 (#12655-02). A
copy of that report is attached for your reference.
b. Temporary markers. Per ECDC 23.50.040.G, temporary fencing is required at the
outer perimeter of the 30' wetland buffer. When the fencing is installed, notify
me so I can inspect.
As noted in the Conditions of the associated short plat decision (PLN20070048),
permanent buffer fencing and signage is required at the outer perimeter of the
wetland buffer. On Sheet Cl, include a spec for split rail fencing and signage and
show locations as appropriate. Regarding signage, the wetland code indicates:
Permanent signs shall be made of an enamel -coated metal face and
attached to a metal post or another nontreated material of equal
durability. Signs must be posted at an interval of one per lot or every 50
feet, whichever is less, and must be maintained by the property owner in
perpetuity. The sign shall be worded as follows:

d. Prior to final Planning approval, a performance bond is required in the amount of
$4,257.60. Bond forms can be obtained from a Permit Coordinator.

the building plans. Please make all submittals to a Permit Coordinator, Monday through
