RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2015-1352
ADDITION/REMODEL AT 704 BELL STREET
Dear Mr. Roosendaal,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, however, the following information needs to be clarified in a written
response and through submittal of updated plans:
1. Geotechnical report: Based on the updated critical area determination for
CRA20040055, please submit a geotechnical report prepared according to the
requirements of ECDC 23.40 and 23.80 that describes the proposed project. The
report must be prepared in accordance with ECDC 23.40.090 and ECDC 23.80.050 and
must specifically address the requirements in ECDC 23.80.060 and ECDC 23.80.070.
2. Zoning note: The zone is called out as RS -8 on Sheets P1 and P2. The parcel is zoned
RS -6, please revise.
3. Scale: The scale on Sheet P2 is shown as 1" = 20' but the plans seem to be about half
that size. Please verify and update as necessary.
4. Datum point: Please label the datum point used for height calculations on Sheet P2
and indicate whether the point's elevation is actual or assumed.
5. Setbacks: On Sheets A2 and A3, please add the property line setbacks.
6. Proiections: On Sheet P2, show all projections, overhangs and the like,
7. necks and patios: Verify that the north deck and west patio meet the setback
exceptions in ECDC 16.20.040.C.
8. Rockeries in setbacks: On Sheet P2, show the original grade and the elevation at the
top every 10' where the rockery is located in a property line setback.
9. Height calculations: Verify that the height calculations include the second floor
bumpouts. Update Sheets P2 and A1.2 as necessary.

Please submit three copies of your updated site plan and two sets of any updated sheets of
the building plans. Please make all submittals to a Permit Coordinator, Monday through
Friday, 8:00 am to 4:30 pm (closed Wednesdays to permit intake). If you have any
