Re: DRIVEWAY ACCESS SAFETY ASSESSMENT UPDATE
A Driveway Access Safety Assessment Update study was submitted to the City dated
10/28/15. In that analysis, the development included three single family lots with all three
lots taking access to 80th Ave W at the north end of the site. This access location became
the recommended access point based on the aforementioned safety analysis.
The 10/28/15 analysis included discussion of: Roadway Inventory, Nearby Residential
Driveways, Site Trip Generation, Sight Distance, and Accident History.
The subsequent update of the subject plat from 3 single family lots to 2 single family lots
is discussed herein.
The sections of the 10/28/15 report identifying roadway inventory, nearby residential
driveways, and accident history would remain unchanged as a result of the plat change
from 3 lots to 2. However, the trip generation section's estimate of trips would drop from

30 daily trips to 20. The net new trips to/from the plat was formerly 20 daily trips and
now it is 10. The estimated traffic increase (gross or net new) to the surrounding street
system should be considered insignificant in either case.
The primary focus of the 10/28/15 analysis was to identify the optimum shared use access
for the plat. The results of that traffic safety analysis concluded that the recommended
access for all the lots (formerly 3) would be at the north end of the site to 80th Ave W.
With the current proposed 2-lot plat layout, the plat's shared access remains at the same
location. The current layout of the plat's shared access is shown in Attachment 1 (TEC
Drawing 3.1)
Therefore, it is our conclusion that the findings and conclusions, as well as the
(mitigation) recommendations noted in the 10/28/15 are still applicable.
