The purpose of this letter is to address your review comments dated December 17, 2018 for
the project known as Chung – Single Family Residence Lot 3. To expedite your review and
approval of the subject plans, below are our responses in bold, with your comments included
herein for reference. All other comments can be considered completed as noted.

Construction of rockeries is prohibited within the City of
Edmonds under certain circumstances and in certain
situations per Edmonds Community Development Code
18.40.020. Rockeries are prohibited from carrying a
surcharge as shown on this plan though without topos it is
not clear if this wall is higher or lower than the road. Please
revise location of rockery north of the access driveway. A
retaining wall may be allowed if there is structural
engineering provided to show it can handle a surcharge.
Top and toe elevations for the rockery are required at each
end of the wall and at every two feet of change.

A Stormwater Covenant is required to be recorded against
the property based on the proposed stormwater facilities for
the project. Please complete the covenant, including
notarization and any required exhibits and submit to the
city. Ensure the stormwater covenant meets Snohomish
County Record Drawing requirements. The document must
be complete, but will not be recorded prior to permit
issuance. Prior to construction, final location of facilities
are to be verified (by field inspection and asbuilt) and then
the covenant will be recorded.

Show the short plat proposed frontage improvements as
existing. Remove form the plan everything that is existing
to be removed.
