As discussed on site — yesterday —Lot # 1 at Lorian'Woo;ds is Stable and buildable
for a house footprint that is "similar" to other; homes in the development.
As you have discovered —the specific tasks for obtaining a building permit are
detailed in the handout packet from the city of Edmonds. Some of the requested
work has already been done ( soil borings and analysis has been performed years
ago prior to the overall plat being allowed to go forward.) An effective drainage
system is already in place in the Lorian Woods street and in the hillside behind Lot
# 1.
When you do decide on a style of home, a specific footprint, and the extent of
excavation —an experienced geotechnical engineer must review the proposed
it and make a declaration of stability — aiilong with recommendaions for

shoring, if needled, drainage, eitc�. I could provide an estimate of charges for the
necessary geotechnical work required by the City of Edmonds after your house
plans are better refined.
- Have the actual 4 corners ( and some interior lines ) staked out on the lot.
This will aillow purchaser to actually see what he is buying — as well as
visualize a house within the property lines. I believe that "'some " survey
stakes ailready exist. I recommend that the irealtors who are involved with
this sale could expedite the staking layout.
- As we discussed —the future house will require an access driveway and
excavation for a garage., The less slope there is for that driveway —the

the future house from the north: road would minimize excavation and result
in a much more level driveway. However, there may be City of Edmonds

Thilus — I recommend that someone approach the, City of Edmonds
regarding the "'concept" of accessing Lot 4 1 from the northern arterial
road. I believe that the realtors can make those inquiries.,
As you know — the: City of Edmonds will undertake a "Review Process" of

yM u proposed plans and technical submittals. 1: strongly advise you try to
11 pin down" the City of E. regarding what they charge, what they have
charged IN TOTAL for a similar house project. Again, I believe that the
Realtors can make those inquiries.
The real estate market is strong ( currently ) As an engineer — I do not
know the current estimate of construction costs for a new home. I
recommend that you find out some current realistic costs in order to more
realistically plan your project. Obviously —the per square footage
estimates depend on many variables —but, again, the Realtors shouild be
