RE: PLAN REVIEW COMMENTS FOR PLAN CHECK # 2016-0133
NEW DETACHED GARAGE/SHOP AT 18130 SUNSET WAY
Dear Mr. Gregg,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, the following information needs to be clarified in a written response and
through submittal of updated plans:
1. Scale: The scale on Sheet Al is shown as 1" = 10' but it seems it should be 1" = 20'.
Please verify.
2. Datum point: Please label the datum point used for height calculations on Sheet Al
and indicate whether the point's elevation is actual or assumed. The water meter or
fire hydrant near the driveway entrance on Sunset would be appropriate points of
reference that could be used. See Handout 41 for more information at:

3. Setbacks: The parcel is a flag lot in the RS-12 zone. Please update the setbacks shown
on Sheet Al to be 10' from all property lines. According to ECDC 21.30.030, "Flag lot
means a lot which has a frontage of less than one-half of the minimum lot width on
the principal street or principal access easement." In this case it appears that the lot is
less than 20' wide at Sunset while the zone has an 80' minimum lot width.
4. South side setback: The proposed shop is shown to encroach into the 10' side setback
at the south property line. While the code provides exceptions for eaves to encroach
into a setback up to 30", the rest of the building may not encroach into the setback.
Please revise the location of the shop on Sheet Al. Once revised, rework the height
calculations and update Sheet Al along with the elevations on Sheet A2.

Please submit three copies of your updated site plan and two sets of any updated sheets of
the building plans and make all submittals to a Permit Coordinator, Monday through Friday,
