Before I can sign off on the permit, the following information needs to be clarified in a written response and through submittal of updated plans: Oeotechnical report: The April 11, 2016 geotechnical report from HWA indicates that there are no potential erosion or landslide hazard areas on or near the site (page 5). The critical area determination issued on July 7, 2016 identifies the possibility of both. Please update the geotechnical report in accordance with ECDC 23.40.090 and ECDC 23.80.050 and specifically address the requirements in ECDC 23.80.060 and 23.80.070. 2. Topography: Verify that the topography lines shown on Sheets C0.1, C2.1 and C3.1 are the original grades that existed prior to the grading activity undertaken in 2010 (BLD20090793). 3. .Structural lot coverage: According to ECDC 21.15.110, "[c]overage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area." Update Sheet C0.1 as appropriate with a breakout of each structural element (house, deck) and include a total coverage as percentage of the lot area. 4. Height calculations: The entire impervious deck west of the garage over the driveway must be included in the height calculations. On Sheet C0.1, please move height corners A & D accordingly and rework the height calculations. Show the updated height calcs on Sheet 1 of the building plans. 5. Rock wall and retaining walls in setbacks: On Sheet C0.1, it appears that portions of the retaining wall north of the proposed driveway would be greater than 3' tall above original grade within the required 25' street setback area. Please verify that the top of all portions of the rock and retaining walls located within required setbacks are no more than 3' above original grade; include spot elevations at 10' intervals along the walls.
