RE: PLAN REVIEW COMMENTS FOR PERMITS— BLD20161581, - 1582 & -1585
ENFORT HOMES DUPLEXES AT 7508 & 7510 210TH STREET SW
Dear Mr. Lynch,
I have reviewed the referenced building permit applications for the Planning Division against
the Edmonds Community Development Code. Before I can sign off, the following information
needs to be clarified in a written response and through submittal of updated plans.
BLD20161585 (site development)
1. Height calculations and datum: See Handout B41 for what needs to be shown on the
Site Plan (Al) for height calculations.
2. Structural lot coverage: Please verify that the structural lot coverage calculation for
the proposal includes the buildings, bump outs, and covered porches. Per ECDC
21.15.110: "[c]overage means the total ground coverage of all buildings or structures
on a site measured from the outside of external walls or supporting members or from a
point two and one-half feet in from the outside edge of a cantilevered roof, whichever
covers the greatest area."
In addition, design review for the project is required pursuant to ECDC 20.10.020.A. The review
can be done by staff concurrently with the building permit applications according to ECDC
20.11. Some of the required information can betaken from the building permit materials
submitted on December 1, 2016 but the following additional materials are needed for General
Design Review by Staff (see Handout P9):
❑ Cover letter. Describe the project and how the design criteria in ECDC 20.11.030 and
the General Design Objectives in the Urban Design Element of the Comprehensive Plan
are being addressed.
❑ Landscape plan and cost estimate. See ECDC 20.13 — Type II landscaping would be
appropriate along the west, south and east property lines, Type III for the north
property line.
❑ Color elevations or color spec sheets for the materials shown on the elevation drawings
❑ Review fee of $250 due at resubmittal for BLD20161585

Please submit two copies of any updated plan sheets and one copy of the design review
materials to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm (8:00 am to
