During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of the
revised civil drawings and associated documents with a written response to each item to an Engineering
Technician. Please contact me at 425-771-0220 or by e-mail at sibrel@ci.edmonds.wa.us if you have
specific questions regarding these plan corrections.
1.Grading. Unable to locate any grading / cut / fill calculations or quantities for the project.
2.TESC
• Show how / where onsite water will be retained for sediment removal prior to discharge.
• Show how offsite water is to be intercepted and routed around site during construction.
• Show a method for dealing with groundwater, should it be encountered during construction.
• Because of its proximity to water bodies and its location within the Earth Subsidence and Landslide
Hazard Area (ESLHA), it’s recommended a Certified Erosion & Sediment Control Lead (CESCL)
monitor the TESC during construction.
• Per ECDC 19.10.040(C), a statement is required from the engineer who prepared the geotechnical report
addressing the adequacy of the civil plans and TESC in meeting the recommendations of the report.
• Include the appropriate Edmonds Standard Details with the plan set.
3.Drainage.
•ECDC 19.10.030(F)(1) requires the drainage be designed by a licensed engineer, and that design must be
accompanied with the submittal of calculations that show the design does indeed limit the peak rate of runoff
to the predeveloped condition two-year, 24-hour design storm, while maintaining the predeveloped condition
peak runoff rate for the 10-year, 24-hour and 100-year, 24-hour storms.
4.Peer Review. Address the points raised by the peer review of the geotech report:

• The possible increase in slope instability caused by the fill behind the retaining wall;
• The consistency between the geotech report and the plans regarding the method for supporting the
retaining wall;
• The lack of geogrid reinforcement behind the retaining wall;
• Showing how and where the retaining wall drains;
• Addressing the shoring / stability issues relating to excavating the 10’ trench for the slope drain;
• The lack of invert information on the slope drain;
• No construction details were included for the slope drain itself.
