RETAINING WALL AT 730 OLYMPIC AVENUE
Dear Mr. O'Neil,
I have reviewed the above building permit application for the Planning Division. Before I can
sign off on the permit, the following information needs to be clarified in a cover letter and
through submittal of updated plans with changes called out as appropriate:
1. Wall height within required setback area: That portion of the unpermitted
retaining wall that is located within the 10' side setback from the north property
line can be no greater than 3' in height above original grade. On an updated Sheet
C2.0, show the top of wall height and existing grade prior to the work at 5 -foot
intervals along the portion of wall within the setback. Any portion of the wall in
that area that is more than 3' above original grade will need to be reduced in
height to comply.
While not shown on this permit, if a fence is anticipated on top of the wall, the
following restriction would apply:
When a retaining wall three feet in height or greater is contiguous to and below a
proposed fence, the proposed fence may be constructed for the purposes of safety
not greater than four feet above the top of the retaining wall or the finished grade,
whichever is less, without the necessity for a variance. [ECDC 17.30.000. DI
Please submit two copies of any updated plan sheets and reports. Make all submittals to a
Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm (8:30 am to 12:00 pm on
