Please address the following comments in a cover letter and through the submittal of updated reports and plans with changes called out. My second round comments are in italics: Datum- oint: Addressed. On the Site Plan, please label the datum point used as the basis for the height calculations along with its elevation, whether actual or assumed. The fire hydrant or water meter east of the lot would be solid points of reference (see Handout B41 for guidance). 2. Height calculations: The southwest height corner elevation shown on the site plan indicates '394.25' while it should probably just be '94.25' and identified in the height calculation call out. Please verify and update as necessary. Also, update the building elevation sheet (A 3.0) to show the proposed height of the building (appears to be 121.37'). 3. Lot coverage: The lot coverage appears to calculate out as 17.1% as opposed to 16.9% - please verify and update as needed. On the Site Plan, please verify the calculated structural lot coverage and update as appropriate. 4. Geotechnical report: Unaddressed. 1 spoke with Mr. Free but haven't seen the updated report yet. Please have Mr. Isaacs update his January 20, 2017 report to address the proposed demolition and construction in accordance with Chapter ECDC 23.80. The report must be prepared in accordance with ECDC 23.80.050 and specifically address the development standards in ECDC 23.80.060 &.070. The determined setback and/or buffer needs to be shown on the Site Plan as well as the TESC and Stormwater plan sheets (A.02 & A.03). 5. Notice to title: Partially addressed. The City will file but the documents have not been received. Pursuant to ECDC 23.40.270.13, sites with field -verified presence of critical areas and/or critical area buffers for which a permit application is submitted must record a notice of the existence of the critical area and/or critical area buffer against the property with the Snohomish County Auditor's Office as a condition of permit issuance. Attached is a Notice of Presence of Critical Areas for the subject lot; please have it signed and notarized. Prior to issuance of the building permits, this form must be recorded with the Snohomish County Auditor's Office. Options for recording include: a. Provide the City processing fee of $100 plus the County recording fee of $76 for each lot ($73 for first page and $1 for each additional page), for a total of $176, and the City will record the notice for you; M b. Take the covenant to the County and record it for the County's recording fee of $73 for one page plus $1 for each additional page, and return a copy of the recorded notice to the Edmonds Planning Division with the Auditor's recording sticker on the copy.
