Dear Ray,
I have reviewed the materials submitted March 29 on behalf of the Planning Division. Before I
can continue with my review, the following information needs to be clarified in a cover letter
and through submittal of updated plans with changes called out:
1. Proposed height: The proposed height of the structure is different on the Site Plan
(423.82') and Sheet 1 (424.02'). Please verify and update as appropriate.
2. Bump outs in east setback: There are three second -story bump outs shown to project
into the minimum 7.5' side setback on the east. The development code does not
provide a setback exception for bump outs on single family zoned parcels; please
update as appropriate.
3. Lot area: On the Site Plan, the lot area is shown as 9,143 sf. The recent lot line
adjustment in PLN20170007 indicated it was 9,122 sf. Please update that as well as
the associated structural lot coverage calculations.
