Mr. Bohrer,
Your August 25 resubmittal did not adequately address my concerns about the sunroom
remodel and setbacks. Before I can continue my review, the following information must be
submitted:
1. Surve : If you want to retain the pergola extensions, a survey is required. The
property lines have not been accurately located and therefore the required setbacks
from those lines cannot be either. Also, while the features projecting from above
the sunroom have been relabeled as 'eaves', that does not make them eaves.
"Eaves" is not a defined term in the Edmonds Community Development Code, but
Webster's Dictionary defines them as "the lower border of a roof that overhangs the
wall". Because the pergola extensions are not eaves, they are not eligible for the
30" setback exception in ECDC 16.20.040.B. As a result, the entirety of the pergola
extensions must meet the RS-12 zone 25' street setback and 10' side setback in
order to be retained. A survey can verify this.
