SUNROOM REMODEL AT 17126 TALBOT ROAD
Mr. Bohrer,
I have reviewed this building permit application for the Planning Division. Because construction
started prior to review and permit, elements of the work already built may need to be altered
or removed in order to achieve code compliance. The following information needs to be
clarified in a cover letter and through submittal of updated documents and plans with changed
called out:
1. Setback encroachment: While the existing sunroom approved in 1991 may be rebuilt
in the same location, like -for -like, no new construction may be located within a
required setback. The new 'pergola' feature shown on Attachment A (but not on the
Site Plan) appears to encroach into the required 25' street setback on the southeast
and the required 10' side setback on the southwest. The street property line does not
line up with the edge of pavement at Talbot Road as is shown on the Site Plan. In
order to retain the pergola, a survey must be provided showing the distance of the
feature to the SE and SW property lines. If it does not meet setbacks, it must be
removed.
