NEW SINGLE FAMILY RESIDENCE AT 9116 MAIN STREET
Dear Mr. Delap,
I have reviewed the above building permit application for the Planning Division. Before I can
continue with my review, please address the following comments in a cover letter and through
the submittal of updated plans and reports, as necessary:
1. Structural lot coverage: Structural lot coverage is calculated against net lot area so the
coverage on the Site Plan will need to be recalculated after subtracting out the area of
the access easement. This will lead to a maximum structural lot coverage allowed for
the site of 2,597 sq. ft. (8,993 gross —1,571 easement = 7,422 net x 0.35 = 2,597).
2. Setbacks: The setbacks shown on the Site Plan are incorrect. A 25' setback is required
from the street property line, 7.5' setbacks from the side property lines, and a 15'
setback from the rear property line (south) in accordance with the development
standards of the RS-8 zone. Because there is an access easement across the parcel, a
setback must also be taken from that. In this case, that would a 7.5' side setback.
By definition, a'setback' is "the minimum distance that buildings/structures or uses
must be set back from a lot line...." 'Lot line' means "any line enclosing the lot area".
'Lot area' means "the total horizontal area within the boundary lines of a lot. Lot area
shall normally exclude any street rights -of -way and access easements." Since the lot
area here excludes the access easement, a setback from the easement is required.
3. Height calculations: Since repositioning the house to comply with setbacks will alter
the height corner locations, please verify the new corner elevations and make any
necessary changes to the height calcs on the Site Plan and Elevation sheets.
Make all submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm
(8:30 am to 12:00 pm on Wednesdays only).
