Before I can continue with my review, please address the following comments in a cover letter and through the submittal of updated plans with changes called out: 1. Lot shape/area: The lot area currently shown on the Site Plan (8,720 sq. ft.) is the gross lot area for the parcel, which is actually rectangular except for the cut-out at the southeast corner. However, there is also a portion of access easement across the lot near the northwest corner. That area (approximately 430 sq. ft.) must be subtracted from the gross lot area to yield a net lot area. Please update the Site Plan to show the correct lot shape and the access easement over the lot. Also add the calculated net lot area value. 2. Structural lot (building) coverage: Please verify and update as needed the structural lot coverage for the site on the Site Plan. An area of 2,148 sq. ft. is currently shown but the County Assessor has 2,436 sq. ft. for the house, former garage, and rear deck. Per ECDC 21.15.110, "[c]overage means the total ground coverage of all buildings or structures on a site measured from the outside of external walls or supporting members or from a point two and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area." You may be able to mark-up the existing Site Plan to show the needed changes. Otherwise, make all submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm (8:30 am to 12:00 pm on Wednesdays only).
