Dear Mr. Elliott,
I have reviewed the above building permit application for the Planning Division. Before I can
continue with my review, please address the following comments in a cover letter and through
the submittal of updated plans with changes called out:
1. Property line and setback lines: Label the property line on the plot plan. The 'setback
lines' appear to be reduced setbacks allowed per ECDC 16.20.040.C. If that is the case,
relabel as 'reduced setback per ECDC 16.20.040.C' or similar.
2. Location and height of basketball hoop: The basketball hoop is considered to be an
accessory structure that has a maximum height of 15' above original grade when it is
not located in a required setback. It appears that the hoop will be located in the
required 10' side setback from the west property line. In that case, the hoop could
only be 3' in height. Please revise the location of the hoop to ensure that it meets the
required setbacks as there are no zoning exceptions for that kind of structure.
3. Retaining wall height: As above, structures can only be 3' in height where located
within a required setback area. Label the proposed retaining walls on the plan and
show the "top of wall" and "existing grade" elevations at 10' intervals along the wall(s)
where located in a required setback area.
4. Fencing: Safety/ball control fencing is noted on the plans to be done by others. It
should be noted that the maximum height for a fence is 6'. Height is measured from
the top of the fence to the lowest original grade.
Make all submittals to a Permit Coordinator, Monday through Friday, 8:00 am to 4:30 pm
(8:30 am to 12:00 pm on Wednesdays only). If you have any questions, please contact me
