During review of the subject submittal it was found that the following information, corrections, or
clarifications will need to be addressed:
1.The easement identified by AFN # 9107230205 on the plot/site plan incorrectly references the drainage
easement. Please remove the reference from the easement.
2.Regarding the request to provide a recorded drainage easement after permit issuance but prior to final
engineering inspection: Enginering will accept such an easement PROVIDED the property owner of 7312
172 St SW accepts ALL responsibility for future maintenance for the detention system located on
owner’s property. If maintenance for the detention system is to be shared with the easement grantee, then
a recorded easement will be required prior to permit issuance.
3.The rockery cross-section provided by the geotechnical engineer’s report is undimensioned, unscaled, and
the lower tier appears to be carrying a surcharge from the upper tier. The City of Edmonds will not allow
a rockery of any size to carry a surcharge.
4.Damon Roth’s letter dated May 8, 2006 outlined specific guidelines for the design of the additional
detention system. Those guidelines were not followed, and additional detention is required. Please review
Damon’s attached calculations and the redlined site plan.
5.Please note that a Type 1L CB is required for a detention pipe of 24” or greater in diameter.
Please resubmit three copies of the revised plans/documents to a Development Services Coordinator.
