During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.us under City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1.Please show erosion and sediment control on site plan, including silt fence, construction entrance and
filter socks for the catch basins to the west of the property. Include with plan details consistent with City
of Edmonds Standard details for Erosion Control. You may view these at our website by scrolling down
to the bottom of the Handout list.
2.Bottom of footing shall be noted on site plan to verify grading calculations.

3.West property corners are incorrectly identified. Panhandle belongs to 6906 174. Please label actual
property corners.
4.The original driveway was not included in the impervious surface calculations therefore part of it cannot
be subtracted. Please remove “Existing driveway to be removed -1105sf” from calculations.
5.Please add new portion of driveway that will be moved to the impervious surface calculations. Please
note: Any regarded, removed and replaced driveway is considered new impervious surface. Area of
driveway at south of panhandle needs to be added to impervious surface calculations if it will be regarded
to match new moved drive and new home driveway.
6.A turnaround area is required for the driveway for new residence at 6904. This can be added to the east
end of the driveway consistent with City of Edmonds Standard detail E2.5 (see website) or it is also
acceptable to obtain an access easement to the south on the drive on the 6906 of 18ft for use as a
turnaround area.
7.Show how surface runoff flows on driveway will be collected and drained to storm system.
8.Impervious surface calculations are over 5000sf. Please refer to Storm/Drainage Handout E#72 (on
website) which indicates that systems designed to accommodate over 5000sq ft of impervious surface
area must be designed and stamped by a WA state licensed engineer. Please resubmit an engineered
drainage plan.
9.Detention system must tie in with City storm system.

Please include connection to city storm system in engineered design
Show exact location of detention system on site plan.
Extend existing City storm system to the east to connect with detention system.
Provide catch basin at connection point.
Provide all associated invert and rim elevations.
10.The geotech report also shows tiered rockeries which are not shown on your site plan. Please indicate
where tiered rockeries are intended to be placed.
11.Rockery is shown on site plan extending into the right of way and into neighboring property to the east.
Locate rockery entirely on private property or obtain easement to locate on neighbors property.
Rockeries shall not be located in right of way.
12.Please note there must be a minimum of a 2ft shy distance between any structure (ie house, driveway..)
and a retaining wall or rockery.
13.Provide copies of two recorded easements, one allowing 6904 access on 6906, and another allowing
6906 access on 6904.
14.Show utility easement on site plan. Provide copy of recorded easement.
15.Access easement for 1-2 lots must be a minimum width of 15ft with a minimum 12ft paved center width
per Standard detail E2.1 (on website).
16.Show gas utility connection from street to house on site plan.
17.Show side sewer clean out at property line as 6” with 12” cast iron lamphole cover. Identify on plan if
side sewer on private property to be 4” or 6”. When two properties are connecting to sewer must be 6”.
See Handouts and Standard details available on our website for more information. Show how it connects
from main to house. Please show 4” clean out at house.
18.Please show location of water meter in right of way at property line. Show water service line from main
to house.
19.Show any existing utilities located within panhandle of 6906 as well as any existing utilities crossing
6904.

20.Sidewalk is required along the frontage of this property on 174 St. SW per Edmonds Community
Development Code (ECDC) 18.90.040. Please add to site plan. Please add details for curb, gutter,
driveway entrance, and sidewalks consistent with City of Edmonds Standard details (on website).
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
